Commercial Leasing 101: This is what a shell space look like!
📍 Hey everybody. Joseph Gozlan with Eureka Business Group and today we are here doing a showing at one of our listings on Communications Parkway in Plano. And this is a shelf space, so I wanted to show you what a shelf space means. Some people that reach out to us don’t really know what it is.
There’s no walls, there is no bathrooms.
📍 As you can see, we have just the very basics of a structure. Roof, walls, insulation, and concrete pad, and that’s about it. \
📍 A tenant that is gonna come in and take the space for their office or medical suite is basically gonna have to do a build out. A build-out basically means you’re gonna have to put up walls, you’re gonna have to put an ac, you’re gonna have to put a ceiling to drop ceilings. Sometimes you’re gonna have to put other components, definitely flooring, bathrooms, kitchens, and so on. And this is where negotiating with a broker is gonna help you a lot because we can help you negotiate a TI budget or a tenant allowance.
So basically we’re gonna ask the landlord to help us finance all those cost of construction to make it work for us as a tenant in a building. These things can cost tens if not hundreds of thousands of dollars depend on how complicated your build is and what’s the condition of the space as you walk in.
This is a medical office, first generation, which means nobody has ever occupied this suite and that’s why the buildout is gonna be more expensive and more comprehensive on the first tenant that is gonna move in. And most landlords, especially when we work with them and help ’em understand, they realize that they’re gonna have to finance a lot of that build out at the beginning.
So if you’re interested in a medical office or a professional office, this one can actually even work for some retail, very specific retail applications in Plano, Texas.
