Commercial Real Estate Myths EXPOSED #2: The Million Dollar MYTH!

  📍 You need millions to invest in commercial real estate. Let’s bust that myth.

Hey everybody. Joseph Gozlan with Eureka Business Group, Your Retail Navigator for the Dallas-Fort Worth.

And as part of our series of mythbusting for commercial real estate, we’re talking about a myth that I hear a lot and that is that you need millions to get started with commercial real estate and that is just not true. There’s a lot of commercial real estate opportunities out there that are not $20M or a $100M shopping centers.

There’s a lot of small single tenant opportunity. There’s a lot of small shopping centers in neighborhoods. There’s a lot of opportunities that are in the 800 to $1.5 million range , so all you need is about 20 to 30% down and you can buy this property and you don’t have to invest millions of dollars in order to own a commercial real estate.

Let’s look at a very small investment that one of our clients did recently.

It was a medical office. The price range was about $900,000, so all they had to bring to the table was about $250,000. Yes, that’s not a small amount of money, but for commercial real estate, that’s a small investment. And the most important part is it’s not millions. I don’t have to invest $3 million. All I had to do is invest $250,000.

If you had a rental property, a single family property for the last 20 years, you probably have that in equity already. You can refinance or sell the property in 10 31 into a small commercial opportunity. And that’s why thinking that you’re gonna need millions in order to invest in commercial real estate is just flat out a myth

That was a short one ’cause it was a really easy myth to bust. Let’s talk about commercial real estate investment.
